Queens Open House Picks of the Weekend - June 11 & 12, 2005

Looks like a great weekend in Queens for open houses.  There are lots of new listings in Craigslist and the NY Times.  Here are my three picks.

Jr4/2 bedroom Co-op in Forest Hills, "The Lafayette" 69-40 Yellowstone Blvd, Forest Hills, NY, $369,000, Open House: 6/12/2005 12 - 5 pm.   I like the interior photos of this prewar co-op, especially the rounded archways.  The maintenance is reasonable at $650 a month.  The building has a doorman and a garage, though it’s not clear if there’s a space available.  See NY Times listing #25.  The broker looks like "Kingdom."

11woodside Queens Open House Picks of the Weekend   June 11 & 12, 20053-Family in Woodside, 58-41 44th Avenue, Woodside, NY, $929000, Open House: June 12, 2005,  1-4 pm.  Four bedrooms over two bedrooms over one bedroom in a semi-attached brick building– call it a two-family plus.  It’s in the heart of Woodside, right by Roosevelt Ave and Queens Blvd.  Sounds like a great rental property.  Note - it’s on 44th Avenue, not Street.  See Craigslist for more.

10queensvillage Queens Open House Picks of the Weekend   June 11 & 12, 20055-Bedroom Cape House in Queens Village, 234-05 88th Avenue, Queens Village, NY, $690,000, Open House: June 11, 2005,  12 - 2 pm; June 12, 2005, 2 - 4 pm.  A legal 2-family meaning it can be converted, or more likely, knocked down and rebuilt as big as possible on this large strip of land -     46×171 Lot.  Make sure to check drainage.  Often big backyards in central Queens means it’s the drainage area for the block.   The house is blocks away from Bellerose — though in general Queens V schools aren’t as good as those in Bellerose.  Sales: Jennifer Castellanos, ERA CAPUTO REALESTATE.  See Craigslist for more.

Queens Open House Picks of the Weekend - April 22 & 23

22astoria Queens Open House Picks of the Weekend   April 22 & 233-Family Attached House at Astoria / Ravenswood, $659,000, 12-31 30th Dr, Astoria, NY, Open House - 4/23/2005, 2-5 PM.  This could be a real winner for a buyer/investor willing to take a risk.  Though the ad says "heart of Astoria," it’s a little south of the heart, maybe the knee of Astoria, on the border with Ravenswood. Ravenswood has seen better days, but that means it could be a great deal.  The house is  close to the East River waterfront, Socrates Sculpture Park, and Hallets Cove, all of which are attracting  attention.  See NY Times listings #1680943.

2 Bedroom/ JR4 in Forest Hills, $210,000, 66-15 Thornton Place, Forest Hills, NY top floor, Open House - April 24, 2005, 12-2 pm. $430 maintenance includes gas, heat, hot water.  QueensView Realty.  Is this Forest Hills or Rego Park?  The price is great.  The only catch might be what happens in a couple years  to the former train line behind the building.  It won’t stay undeveloped for long.

22bellerose Queens Open House Picks of the Weekend   April 22 & 232-Family Detached House in Bellerose. $609,000,  237th Street at Braddock Ave, Bellerose, NY, Open House -  4/23/2005 / 1-4PM and 4/24/2005 / 1-4PM, Century 21 Milestone Realty.  Is it me or have more listings for the neighborhood appeared since the Bellrose profile in last Sunday’s NY Times?  Or is it that the prices of most have jumped since then?  This one sounds like a good deal.  I picked it over other Bellerose open houses because of the price and location.  The low taxes doesn’t hurt - $1,800. Compare that to a listing for a home in Bellerose Village in Nassau County.  A problem might be the next-door building.  NY Times listing # 1203.

Bellerose in Eastern Queens

The NY Times profiled Bellerose in last weekend’s real estate section. 

Most houses in Bellerose are either Cape Cods built in the 1950’s or
colonials from the 1920’s. The Capes sell for $475,000 to $550,000,
twice as much as four or five years ago, according to brokers. Prices
on colonials have also doubled, to $460,000 to $500,000. Most colonials
have more square footage but tend to be on 30-by-100-foot lots, while
the Capes are on wider 40-foot lots.

Bellerose also has some
attached homes, which sell for about $400,000, and co-ops, which sell
for about $140,000 for a one-bedroom and $180,000 for a two-bedroom.

Across the border in Nassau County, there’s the Village of Bellerose where homes on wider lots sell for $700,000, but expect higher property taxes on the Nassau side.

The LIRR saves Bellerose from car commute hell.  But if you have to take a bus, it’s about an hour to Manhattan.
