Borders Joining Atlas Park in Glendale

The Shops at Atlas Park is a mall in development in the heart of old-school Queens. It’s in Glendale at the border of Middle Village.

Borders bookstore just announced they’ll open up there in the fall of 2006.

The real story is that retailers woke up to the money in these neighborhoods. They’re getting over the misperception that Queens is low-brow, low-income. Do you think that Queens Center Mall’s rep as the mall with the highest-revenue per square foot in the U.S. has anything to do with that?

Open House of the Weekend in Middle Village

Two-Family in Middle Village, $779,000, 61-21 69th Lane, Middle Village, Open House: 1/7-1/8/06, 1-3 pm. Craigslist post and details. Middle Village continues to see a rise in real estate values, with many local families thrilled about the upcoming downzoning.

This two-family is in what real estate agents sell as "Upper Middle Village" and it generally has more single-family and detached homes. Not on this block. It’s all attached 1960 and 1970s housing (though a couple blocks away there are beautiful brick homes from the 1920s). There’s a subway and even better an express bus very close.

Two-family semiattached house in Astoria, $699,000,
    21-30 29th Ave, Astoria, NY.  Open House: August 27, 2005,  10 am.
Listed by owner, 2-car garage. If this place is in good shape, it could be a great deal for a two-family in Astoria. The location is very busy and commercial. More housing has come in over the last few years, though it’s still not the best residential area in Astoria. It’s right around the corner from Astoria Park and very close to the subway.  See the Craigslist posting.

Three-family attached house in Middle Village, $959,000 Middle Village, NY, Open House: August 27, 1 - 3 pm.  The property is very close to the M subway terminus, on main street Metropolitan. It’s also next to cemeteries, so if you’re into feng shui, avoid this open house and the neighborhood. Cemetery-land Middle Village has a lot of pluses, but is very congested with the living and dead. See the Craigslist posting.
